THE PRINCIPAL

Morgan Scott

Morgan A. Scott is the founder and principal of ScottWay. He is a California real estate broker (DRE #01777939) and oversees the general contracting operations of ScottWay Construction, Inc. (GC #1051408).

His experience across real estate, construction, property operations, and asset oversight led to a recurring observation: when someone becomes responsible for significant real estate, the questions rarely fit neatly within a single service.

1.1

A successor trustee may inherit responsibility for a home that has been in the family for decades.

1.2

An executor may need to secure, maintain, evaluate, and eventually sell an estate property.

1.3

A beneficiary or family may need to understand whether inherited property should be kept, improved, leased, distributed, or sold.

1.4

A professional fiduciary may be responsible for multiple properties requiring ongoing oversight, documentation, and coordination.

1.5

An attorney, CPA, or financial advisor may need reliable property-level information to help a client make a broader legal or financial decision.

The circumstances may be different, but the real estate questions are often remarkably similar:

  • What do we have?
  • What condition is the property in?
  • What needs attention now?
  • What are the available options?
  • What will those options cost?
  • Should the property be held, improved, leased, managed, distributed, or sold?
  • And who will coordinate everything that needs to happen next?
ScottWay was built to help answer those questions.

Morgan works with trustees, executors, families, professional fiduciaries, and their advisors to navigate important real estate decisions throughout Southern California.

The objective is not to begin with a service. It is to understand the real estate question first.

OUR APPROACH

One Resource for Important Real Estate Decisions.

Traditional real estate relationships often begin with a defined service:

  • Sell the property.
  • Manage the property.
  • Repair the property.
  • Renovate the property.

ScottWay begins one step earlier:

What are we trying to accomplish?

Before recommending a transaction, project, or scope of work, we work to understand the circumstances surrounding the property, the objectives of the people responsible for it, the condition of the asset, the stakeholders involved, and the available alternatives.

That may mean holding rather than selling.

Stabilizing a neglected property before making a larger decision.

Repairing rather than renovating.

Leasing while a trust or estate matter is resolved.

Improving a property before sale.

Managing an income-producing asset for the longer term.

Or simply maintaining and protecting the property while the appropriate course of action is determined.

With expertise spanning real estate brokerage, property management, and construction, ScottWay approaches each property with a broader perspective—considering what makes the most sense for the client rather than starting with a particular service.

Once a strategy is established, ScottWay can help coordinate the people and resources necessary to carry it through.

One property may require many different services. It shouldn't require the client to figure out how all of those pieces fit together.

Understand the property. Evaluate the options. Coordinate what happens next.

INDIVIDUALS · FAMILIES · FIDUCIARIES · PROFESSIONAL ADVISORS

Different Roles. A Shared Responsibility for the Real Estate.

Some people come to ScottWay because real estate is part of their profession.

Others come because circumstances have suddenly made real estate their responsibility.

We work with both.

Trustees & Successor Trustees

A trustee may become responsible for maintaining, managing, improving, leasing, distributing, or selling property held within a trust—sometimes with little prior real estate experience.

ScottWay provides a property-level resource to help trustees understand the asset, evaluate the alternatives, and coordinate the work required to move forward.

Executors, Beneficiaries & Families

Estate and inherited property can involve financial decisions, family considerations, deferred maintenance, personal belongings, occupancy issues, and competing ideas about what should happen next.

We help families better understand the real estate itself so they can make informed decisions about keeping, improving, leasing, distributing, or selling the property.

Professional Fiduciaries

Professional fiduciaries often require a real estate resource capable of working within an established fiduciary process.

ScottWay provides property evaluation, oversight, management, documentation, project coordination, brokerage, and implementation support while maintaining clear communication and organized property-level information.

Attorneys, CPAs & Financial Advisors

Real estate decisions frequently intersect with legal, tax, accounting, estate-planning, and broader financial considerations.

ScottWay works alongside the client's existing advisors by providing real estate analysis, market information, property observations, cost information, operational insight, and implementation resources.

Conservators, Receivers & Other Responsible Parties

Court-supervised and specialized assignments may require property stabilization, ongoing oversight, documentation, maintenance, improvements, management, valuation, or disposition.

ScottWay provides the real estate resources necessary to support those responsibilities while respecting the authority and professional roles established for the matter.

Family Offices & Private Ownership

Families and ownership groups with significant real estate holdings may need coordinated support across individual properties or portfolios involving residential, multifamily, commercial, and land assets.

ScottWay provides a single real estate resource for evaluation, management, improvements, transactions, and ongoing property oversight.

A COORDINATED APPROACH

Real Estate Expertise That Works Alongside the People You Trust.

Important property decisions rarely exist in isolation.

A trust or estate matter may involve an attorney.

A sale may create tax questions for a CPA.

A decision to retain an inherited property may affect a broader financial or estate plan.

A professional fiduciary may have specific documentation and reporting requirements.

ScottWay's role is focused on the real estate.

We help clients and their advisors understand the property, identify the available real estate options, organize relevant property-level information, and coordinate implementation once a direction has been established.

If you already have an attorney, CPA, financial advisor, fiduciary, or other professional involved, we work alongside them—not around them.

For professional advisors referring a client to ScottWay, the same principle applies. Our role is to provide the real estate expertise while respecting the existing client relationship and the responsibilities of the broader advisory team.

For individuals and families who do not yet have the professional resources their situation requires, we can identify when a question extends beyond our role so the appropriate professional can be consulted.

ScottWay provides real estate brokerage, property management, property oversight, construction and project coordination. We do not provide legal, tax, accounting, or financial-planning advice.

The strongest decisions come from understanding where real estate ends—and where another professional's expertise begins.

HOW WE OPERATE

Important Property Decisions Deserve a Clear Process.

Whether we are working with a first-time successor trustee, a family navigating inherited property, or an experienced professional fiduciary, the operating standard remains the same.

Understand Before Recommending

We begin with the property, the circumstances, and the objectives before recommending a service or course of action.

Clear Documentation

Depending on the engagement, records may include property observations, photographs, proposals, cost information, market analysis, project updates, vendor documentation, correspondence, transaction records, and other information relevant to the work being performed.

Consistent Communication

Clients receive organized information designed to explain what has occurred, what requires attention, and what decisions may need to be made.

Recommendations Designed for Evaluation

Our role is to identify real estate options, explain relevant property-level considerations, and provide recommendations that can be evaluated by the appropriate decision-makers and advisors.

The objective is informed decision-making—not steering the property toward a predetermined service.

Coordinated Implementation

Once a course of action has been selected, ScottWay can coordinate the real estate services, property operations, vendors, contractors, and transaction resources necessary to carry the strategy forward.

This creates continuity between the original question and the eventual execution.

Respect for Professional Boundaries

ScottWay stays focused on the real estate.

Legal, tax, accounting, investment, and financial-planning questions remain with the client's appropriate professional advisors.

Clear information. Defined responsibilities. Coordinated execution.
